Research / Advisory / Performance
Wellness Real Estate is moving from amenity to strategy. As the sector grows, the competitive advantage is no longer limited to gyms, spas or visible wellness amenities. The next generation of high-performing real estate considers how the built environment supports health, recovery, performance and long-term wellbeing — while also strengthening positioning, differentiation and asset relevance.

Performance systems
A connected performance framework
A high-performing property should work on more than one level.
For the person who lives in it.
For the building itself.
And for the asset behind it.

Wellness Real Estate is not decoration. It is a strategic real estate discipline — influencing product definition, target client, building systems, specialist selection, technology, positioning and long-term market relevance.
The advisory is strategic and collaborative.
Concept, positioning and specialist selection are developed together with the project team.
Certification, engineering or health-related services are delivered by appropriate external specialists.
I want to help create properties that perform better for both the people who live in them and the capital invested in them.

For developers, investors, property owners and private capital
Real estate opportunities are assessed through commercial logic, development potential and long-term relevance — whether that means acquisition, renovation, repositioning, development or a stronger market concept.
Better design is not enough. The numbers need to support it.

My starting point is commercial logic.
A property may look compelling and still be a weak investment. Another may appear dated or overlooked while holding significantly more potential than its current position suggests.
The assessment considers acquisition or exit value, current positioning, renovation and development potential, likely costs, market demand and alternative scenarios.
A stronger concept is only valuable if the economics support it.
More than a decade around construction and property development also means looking beyond the concept itself — into buildability, complexity, budgets, execution and the practical realities behind value creation.
Own a property with unrealised potential?
Before selling — or committing significant capital to renovation — it may be worth understanding what else the asset could become.
An independent asset review can explore alternative scenarios, assess where additional investment could genuinely create value, and determine whether Wellness Real Estate or a stronger market concept could improve the direction of the asset.
Different assets. Different answers.
High-performance homes / InternationalFor professional athletes and high performers, a home is not only a lifestyle decision.
The property brief should reflect all of them.
As an economist, I assess the market and the asset. As an athlete and Wellness Real Estate specialist, I understand the life the property needs to support.
Market fundamentals, acquisition logic and long-term value matter just as much as privacy, recovery, movement, sleep, technology, climate and the quality of the surrounding environment.
The search is independent and not limited to a fixed portfolio. Where the brief extends into another market, trusted local brokers, developers and specialists can be brought in while maintaining one consistent point of contact.
The property should fit the person — and make sense as an asset.

Beatrix Nagy / AdvisorIn business, performance meant understanding numbers, projects and what makes an asset work. In sport, it meant learning how sustained effort compounds over time.
My background sits unusually close to the decisions I now advise on.
I hold a Master’s degree in Economics and have spent more than a decade around construction, property development, budgets, project decisions and the practical realities behind real estate.
That background was later complemented by training in interior architecture and design — because value in property is rarely created by numbers or aesthetics alone.
I like the tension between instinct and analysis: seeing potential, then proving that it makes sense.
The architecture matters. So do the numbers.
Sport taught me the other side of the same lesson.

At 40, I stepped onto a natural fitness competition stage for the first time. Today, I train as an amateur hybrid athlete, combining strength and endurance.
Sport made recovery, longevity and performance personal. Wellness Real Estate is where that side of my life meets economics and construction.

Some of the most interesting properties, projects and investment opportunities never reach the open market. Others become available before construction or before wider distribution.
Access comes through relationships with developers, owners, brokers, advisors, brands and specialists — but access alone is not the service. The value lies in understanding whether the opportunity, partner or property fits the wider strategy.
